
Amberly Cary, NC | Access: An Under Rated Factor in Selling Your Home
As Amberly continues to grow with the development of CalAtlantic Homes in Amberly Glen, Ashton Woods in The Peninsula, and Mungo Homes in the newly cleared Waters Edge at Amberly, many are looking to sell their current home and move up to new construction. If you’re thinking of moving up it’s time to decide what level of access you want to provide to your potential buyers.
There are four elements to a quality listing. At the top of the list is Access, followed by Condition, Financing, and Price. There are many levels of access that you can provide to your agent so that he or she can show your home.
Here are five levels of access that you can give to buyers, along with a brief description:
- Go and Show – This provides agents the ability to see the home as soon as they are aware of the listing, or at their convenience. A lockbox is placed on the home and agents can gain access by requesting an appointment via our ShowingTime service. Appointments are instantly confirmed. This is by far the most common level of access for homes listed on our local Multiple Listing Service.
- By Appointment Only – Again, a lockbox is placed on the home and appointment requests are made via our ShowingTime service. The listing agent or homeowners approve/deny appointment requests as they come in. This is very common for homes that are still occupied during the selling process.
- By Listing Agent Appointment Only – The listing agent must be present during all showings. This is typically only common in luxury listings.
- Providing a Key to the Home – although the buyer’s agent may need to stop by an office to pick up the key, there is little delay in being able to show the home. This is extremely uncommon in the Raleigh market.
- Limited Access (example: the home is only available on Mondays or Tuesdays at 2pm or for only a couple of hours a day) – This is the most difficult way to be able to show your house to potential buyers.
Bottom Line
With May proving to be the best month to sell your home, access can make or break your ability to get the price you are looking for, or even sell your house at all.
